Welcome back........

This week I have been relaxing at home with my feet-up......It's been fantastic!!

Whilst sipping my cappuccino I was reading an article by Property Investing Guru Peter Parfait, on Buy-To-let Hotspots around the U.K. and how the Property Market here is still booming, due to the fact that Demand is still greater than Supply.

Over the years I have bought a few Properties and am gradually extending my Portfolio. It got me thinking again and dreaming of starting a new Project. The question in my mind was whether to "Buy-To-Let" or "Buy-To-Flip"??? Flipping is where you basically purchase a property, do-it-up and then re-sell for a quick profit.

There are lots of Pro's and Con's in doing such "Flipping".......And the idea of making a quick profit to help reduce my personal Mortgage, sounded good!! Of course you still have to do your homework, because it's not as easy as just buying any old Property, doing it up and then re-selling it. You have to pick the right property in the right place and have the right budget to carry out your Project effectively.

For this reason I would like to share with you a great Article I read this week by Jeanette Joy Fisher, titled:

"Flipping Houses For Gold - Three Tips To Help You Find The Perfect Fixer"

Many real estate investors enjoy "flipping houses," or buying and selling houses quickly for profit. Not all flips are fixers. However, rehabbers make millions turning ugly houses into dollhouses. On the other hand, some inexperienced investors lose money buying houses that just don't turn a profit.

If you're looking to get started investing in real estate by fixing and flipping houses, you'll want to know what type of property to buy.

THREE TIPS TO HELP YOU FIND THE PERFECT FIXER

1. Know Your Market

Your first task, exploring your market, helps you know a bargain house when you spot one. Look at many houses for sale in your area. Keep track of sales and how long the houses take to sell. Ask selling real estate agents about the terms of these sales because this helps you understand how sellers market their property (some of this information is public record). For instance, if a seller paid closing costs for the buyer, did the price rise from the listed price accordingly? Or, did the seller come down on the price and also pay the buyer's costs?

Examine the sales that sell quickly. What home features and financing options prompted the fast sale?

Also, look at model homes. Buyers often buy resale homes because they can't wait for a new home to be finished. However, these buyers like the distinctive features new homes offer. Visit model homes and take notes on how details like a water fountain or a new state-of-the-art appliance makes a house sell itself. When you remodel your fixer, you'll know what attracts buyers and you'll make smart redesign choices.

2. Know When "Ugly" Means "Gold"

When you first start out in your real estate "flipping fixers" business, you'll want to look for houses needing only cosmetic work. Look for houses that just need cleaning up, painting, and new flooring. Use your imagination when viewing these homes. Try to visualize the finished dollhouse as you look at structural features and the surrounding homes. Make offers on the ugliest houses in decent neighborhoods.

Don't be afraid of stinky houses that show horribly. Search for fixers with peeling paint, holes in the wall, stained carpeting, and trash in the yard. Remember, these houses won't look good to most buyers, but other real estate investors see them as gold mines.

3. Know When "Ugly" Means "No thanks"

When you're new to real estate investing, always remember your limitations. Use caution when considering houses that need structural repairs. Some rehabbers replace walls, plumbing, structural beams, sub-flooring, and electrical systems. These experienced real estate investors acquired those skills after years of experience or they have the money to pay for professional help.

If you find a house with structural problems, get estimates from reliable contractors to do the work. If the walls have too many cracks and bumps, you may need to hang new sheet rock or hire a professional plaster refinisher. Check for signs of plumbing problems such as water stains under sinks and loose flooring, and get estimates for professional repair. Take professional estimates into account before deciding whether or not to purchase an investment property. Any big expense decreases your eventual profit.

Turn Yucks into Bucks

Why would anyone want to do this hard work? How much does the average rehabbers make? In Ohio, real estate investors buy houses expecting a profit of about $30,000. In Southern California, many investors make $50,000 to $100,000 on each house.

When you find a garbage-filled, flea-infested house in a family neighborhood, take your bug spray, hold your nose, and get ready to make a difference, in the neighborhood and in your bank account.

You can make a fortune fixing nasty houses. Know your market. Know when "ugly" means profit in your pocket, and when to keep looking for the house with the hidden gold mine.

Hi Folks,

Well it's been over a week since I last logged in but I have just returned from a trip to Tokyo,Japan!!

What a place.......It's so different to anywhere I have travelled to before....the Culture is very strange....lots of head bowing and taking off of shoes when you enter peoples houses. Oh and the Jet lag too, 9hrs ahead of GMT.....It was just like in that film "Lost in Translation", awake all night and finally dropping off to sleep at 8am.

Anyway whilst I lay there trying to sleep my mind was working overtime, thinking about all the things I had planned to do on my return to good old Blighty! I have got a lock-up full of old household goods to sell on ebay, so it would mean lots of listings for me to do. I then began to realise the power of ebay and its huge Marketplace to generate huge amounts of traffic to other on-line ventures, such as your own ecommerce websites.

Such a lot is written these days about Search Engine Optimization and using Google adwords and adsense to generste traffic but very little is written about using ebay!!

For that reason I would like to share with you this week an article written by Joe Clare called:

BLOGGING ACROSS THE NET!!

Hi Guys.....Welcome back!!

This week I found myself jetting off to the "BIG APPLE" on business....Lucky me!! I was so excited.....Manhattan here I come!!

It was just like in the movies.......Yellow cabs everywhere and hot steam billowing out from big drain holes.

Manhattan was buzzing and the skyline was amazing....All those huge skyscrapers you've seen on T.V. except ofcourse for the Twin Towers....I went down to Ground Zero and saw the site and all the photographs of that tragic day.....God rest their Soles!! Anyway on a brighter note, I took a trip down 5th Avenue and ventured into the new Apple Store......What a piece of Art......A big glass "Greenhouse" like entrance to the amazing space downstairs with a multitude of new gadgets on show!!

I was extremely lucky enough to receive a brand new MacBook laptop for Christmas from my gorgeous Fiance.......I am now totally hooked on everything "Apple"......even the Mac operating system......it seems so stylish and simple compared to Windows!!

But where is all of this leading to I hear you say?

Well, whilst in the Apple Store......I decided to listen to one of the free Demonstrations they were putting on. It was about using the Graphic interface on the MacBook for digital images, creating Websites and Blogs etc.,

It got me thinking......With the advent of Blogging......this medium has exploded across the Internet and now with the advent of videoBlogging and Podcasts etc., this is expanding the arena for Internet Marketeers, such as myself, to increase our exposure over the net and to market our services/products to a larger, newer audience.

The use of Blogs has now become mainstream and in order to capture the market and stay ahead of competition, we should all start to use these new formats to our advantage. For example you can now start to Monetise your Blog, i.e. start to create residual, passive income from them by including Google ASdsense and having quality Affiliated links, promoting new products and services.

Also with the advent of YouTube and MySpace......this presents yet another medium, whereby you can create more exposure across the net. As long as you are inventive and have a unique selling point......you can utilise these trendy "mediums" to drive even more traffic to your site and create passive income from them as well.

Happy New Year guys.........Now that the hangover has gone........Its time for a fresh start !!

Just thinking about the amount of money I spent over Christmas makes me wince.....and then it was the sales! More money spent, when does it end? I just don't know where everyone gets their money from.......are they really that wealthy? The answer is probably NO and its probably all bought on Credit too!

And so it made sense this week to talk about Personal Finances and how to manage them better. Where better to start things a fresh than the beginning of a New Year. So many people get themselves into Financial difficulty because they do not budget correctly. As soon as they get their wages they spend it without thinking about it and then see their personal debt gradually increase either through Credit Cards or Bank Overdrafts.

The best way to overcome this devastating predicament is to budget correctly. Make a note of all your regular monthly outgoings, like Mortgage payments and Household Utility bills, Gas, Electricity, Car loans etc., and then subtract this amount from your net Wages. This will leave you with a net residual amount with which to play with. You MUST NOT overspend this amount!! What I tend to do is take this process a step further by taking out an amount I wish to save straight away, say 10% of your wages, and placing this into a savings account and then proceed to budget the rest. In this way you will always be able to save money on a regular basis and watch it grow over time.

Another tip is to constantly review your Mortgage and Credit Card details.......Changing them to obtain better deals, thus saving you money in the long run. Remember, too, that if you can afford to overpay on your Mortgage payments each month, this will knock off a vast amount of time on your overall Mortgage term, saving you thousands of pounds. Look at all the various Credit Card Companies and switch to the ones that offer a cheap Balance transfer like 0% for 6-9 months with nothing to pay for new purchases for up to 3-4 months. I find doing a bit of research on the Net is a great place to find some really good deals. A good Comparison website to look at is MoneySupermarket.

It sounds quite nerdy but if you get into the habit of writing all your expenses down or even using a windows programme such as Excell, you will be able to create and monitor a really effective Personal Monthly Budget Plan and if you stick to it.....Life will become so much simpler and a lot more fun because you will have so much more money to spend on the things you really love!!

So put that paper down.......Get a pen and a piece of paper and get writing that Budget......and stick to it!!

This week I have been trekking through the snowy wastes of Calgary, in Canada. My God its been bloody freezing out here, still the scenery has been spectacular with the picturesque district of Lake Louise and the beautiful Ski resort of Banff, just two of my Pit Stops this week.

I was astonished and asked him howcome he had so much time on his hands to pursue such wonderful outdoor activities. "Ahh!" he said, "I run my very own successful on-line business, which pretty much runs itself!!"

"Wow", I said, "tell me more". So he started to tell me how he had set-up his own Internet Business selling Digital Information Products in the form of eBooks, Software, eLetters, eZines etc., a few years ago. He also explained the beauty of running such an on-line business and utilising the power of the Internet to boost your sales. He described some of the advantages of running your own eBusiness:

He began to tell me how he got started on his journey to the dot.com Money Machine!! This guy uses such things as Viral Marketing, Affiliate Schemes, Google Adwords and Google Adsense on his websites to generate vast sums of money.

This guy has quite an outspoken, unorthodox approach to educating people about Internet Marketing but apparently gets amazing results and makes a serious amount of money!!

My new found friend told me how he followed this guys formula by creating a search engine friendly Website and including such Affiliate Schemes with targeted Niche Companies such as: Clickbank and eBooks.com
so that Commision can be earned whenever anyone clicks on the link and purchases a product from those sites. You can also generate income by including Google Adwords and Adsense onto your site.

The real beauty of utilising the Internet is that it is a Global medium which anyone can utilise and run a business from anywhere in the world, as long as you have an Internet connection.

He told me how he was able to travel all over the world and run his business from his laptop and because it was pretty much automated, it ran itself.......The perfect business!! All he had to do was spend an hour or two a day, sometimes less, answering emails and sourcing new Digital products to sell on-line.

I loved the sound of this business.....It would suit me down to the ground......Not much work for maximum Returns.......More time for skiing and sitting by a log fire drinking Mulled wine!! I promised myself that when I returned back to good old Blighty.......I would read and digest the words of the The Rich Jerk

Hi Guys and welcome back.......This week I have been mixing business with pleasure whilst sunning myself on Coppacobana beach in Rio de Janeiro. Everything here is Hot!.....The weather, the food and especially the Women!!......Oh my God you better believe it!.....Anyway where was I?
Whilst on my travels this week dancing my way through the Samba Rythm of Latin America, I noticed the huge divide between the rich Brazilians, with their swanky pads, to the really poor locals living in squalor in the overcrowded "Favella" communities of Rio. I began to understand how the Rich get richer and the Poor stay poor. In this world money really does make money.....The more you have.....The more it makes for you. I remember once a wise old man saying to me "Never Sell a Property" and always "Use Other Peoples Money" to buy property.
I have read many books on Property Development and Investing and the power it has to make you Rich!! One of the best sources of information I found was reading the Rich Dad Poor Dad series of books. These books teach you how to use other peoples money i.e., the banks' to purchase Property and then Leverage upward to buy further property using the equity made from previous ones, through Capital Appreciation.
Historically, property has always risen in value, with only a few blips in the market due to economic conditions. It has always outperformed the Stock Market and so investing in "Bricks and Mortar" represents a very safe and prudent way to increase your wealth. Naturally you have to do things right but by investing wisely......the right place for the right price and in the right location, you can make seriously good money from such "Bricks".

FINDING YOUR NICHE ON EBAY!!

Whilst sitting in Costa Coffee this week, sipping my large Cappuccino, I was wondering what money making scheme to write about this week!

As a regular ebay user along with millions of other people around the Globe, it made sense to write a few personal tips on using the World's Largest Marketplace. Ofcourse, as I have already mentioned, millions of people are making money using ebay, from selling old junk from around the house to setting up proper businesses selling Furniture etc.,

But to really make money on ebay, you have to specialise in one field and find your "NICHE MARKET", where there is not much Competition and the demand for your Products is high!!

The best way to look for Niche Markets is to look for Specific Categories, such as Antiques and then look at the sub-categories, such as Chippendale cabinets, to find out what sells and for how much. All Collectable items, such as China and War Memorabilia are very popular items and by looking at these sub-categories more closely you can get a feel at what sells.

One trick is to go to the "Advanced Search" link under the main search box on the Home page of ebay and then scroll down to the Category box. Select a Category you are interested in and then input a name in the Keyword search box on the right, such as Rare Books or Vintage Postcards. You then tick the "Completed Listings Only" box and then tick the "Sort by Highest First" box to see what items went for the highest price. Then you can see what items achieved the highest number of bids and which ones obtained the highest prices.

One Niche Market that I found on ebay was Information Products. These products come in the form of ebooks and software. People search for Information all the time, so if you can find a product, say on "How to Stop Smoking", or "How to Create More Wealth", you can provide that information for them and make some money at the same time!! The real beauty with selling Information Products is that they can be bought really cheaply on the Internet, sometimes for free, and then sold on for much more, time after time.

Ever Felt like Life is dragging You Down?

I know I Have..........I Constantly thought there must be a better way to live your life without being tied-down to the Shackles of Debt, Mortgages, Credit Card Bills, Low Wages etc.,

The thought of being tied-down to your Desk job for 30 odd years and then having to live off a pathetic Pension month in month out, after a lifetime of dedication and National Insurance payments etc., to your Employers, filled me with dread!!

I scoured the Internet and read numerous books on various subjects and soon came to the conclusion that in oeder to lead a healthy, satisfying life, we have to start to look after OURSELVES!!! If we are to enjoy our Retirement we must act now and look at other ways to Create Wealth for our Future!!

After reading many books, I discovered that the answer lay in "CREATING MULTIPLE INCOME STREAMS", whereby you are not just relying on one source of income to create wealth.

I looked into Property and discovered that investing "Other Peoples Money" i.e: the Banks, in Bricks and Mortar, was an excellent way to build long-term Passive Income through both Capital Appreciation and Rental Income. I discovered how easy it was to borrow the Banks' money and build a sizeable Property Portfolio.

I also looked at other ways to increase Personal Wealth and discovered the Worlwide Phenomenon of "ebay", buying and selling in the World's largest online Marketplace. I soon discovered the Power of the Internet to sell a multitude of Products / Services to potentially Millions with just a few "clicks" of a button!! I soon found Sources where to buy Products cheaply and then sold them on for a good healthy profit, sometimes AMAZING profits!!

I also discovered the necessity to start your own business in order to generate more wealth and be able to have the flexability to work and play more effectively. I looked at various business opportunities and researched the Internet........Looking for my NICHE area, something that I could zone into and capture the Market. I thought what is it that people want, look for?.........Then it came to me........INFORMATION!! Information on what I hear you say........Well the answer is "ANYTHING". How much time do people spend sitting at their Computers or laptops doing searches on GOOGLE ...........Literally Millions everyday. What do they search for..........INFORMATION about SOMETHING.

Then it came to me........I would start selling Information to them and how best to do this.....Well in DIGITAL FORMAT where it could be sent electronically through emails and links directly to them within an instant. So I began to set-up my own on-line Information Product Publishing business, selling through ebay and my own personal Website.

So you see......If you start to think outside the box, broaden your horizons and remain Positive, you can start to build Multiple Income Streams, all working together to create that Financial Freedom we all Dream of but never believe we can achieve it!!
